Real estate photography has changed a lot in the last few years, and based on where we are now, I believe some major shifts are coming.
Whether you’re a seasoned pro or someone just starting in real estate photography, knowing where things are headed can help you stay competitive. So in this post, I’ll break down six key trends that I think will shape the future of real estate photography. Let’s get into it!
1. The Rise of AI: Efficiency and Automation in Photo Editing
Let’s start with something that’s already impacting the industry but is likely to transform it even more: Artificial Intelligence (AI). If you’re not already using AI in your editing workflow, it’s time to rethink your process.
Right now, tools like Adobe’s Lightroom and Photoshop have made editing faster, easier, and more efficient, all thanks to AI-driven features. These tools can automatically mask, remove, and retouch images with a few clicks, cutting down hours of editing time. I use these AI features in my workflow every day, and it saves me an incredible amount of time.
But here’s where I think the future gets interesting: as AI tools become more advanced, they might not just speed up the editing process but could change the way we shoot entirely. For instance, AI tools like Luma AI can already take still photos and turn them into dynamic videos. That’s just scratching the surface.
Now, there’s a concern some people have: will AI replace photographers? In my opinion, not entirely. Sure, AI will likely lower the price for certain types of edits or clients who don’t need that human touch. But when it comes to the craft, the creative eye, and delivering high-quality, personalized content, AI can’t replicate human intuition and creativity. AI is an assistant, not a replacement.
2. 3D Tours and Augmented Reality: The New Standard for Listings
The next big leap in real estate photography will be creating immersive experiences that go beyond traditional photos and videos. We’re already seeing this happen with Matterport and Insta360 cameras, which offer 3D walkthroughs of properties. These are cool, but I think the future will bring us even more powerful experiences, especially with augmented reality (AR) and virtual reality (VR).
Imagine a potential buyer touring a home from the comfort of their couch, wearing AR or VR glasses that make them feel like they’re physically walking through the property. We’re seeing some of this technology in the architecture and interior design world, and I think it’s only a matter of time before it becomes a standard service for real estate photographers.
While I’m not using these tools extensively in my current workflow, I see a huge potential for them. For those who are early adopters, this could be a massive differentiator. I believe the future of real estate photography includes offering these interactive, tech-driven experiences to potential buyers who want more than just photos—they want to “experience” the home before stepping foot inside.
3. The Growing Importance of Video: More Than Just Photos
Now, let’s talk about the rising demand for video in real estate marketing. We’re living in an age where video content dominates. From Instagram and TikTok to YouTube, people want video, and this applies to real estate more than ever. In fact, I’ve noticed that real estate agents here in Los Angeles are investing more and more in high-quality video content.
But it’s not just about pulling out your phone and filming a quick walkthrough. Real estate agents—and their clients—are demanding professional-grade videos that tell a story, showcase the home in a cinematic way, and connect emotionally with potential buyers. Drone footage, time-lapses, smooth gimbal shots, and well-planned transitions are what make a listing stand out.
So if you’re not already offering video as part of your photography packages, now is the time to start. The truth is, videos are becoming just as essential as photos for selling homes. If you’re not comfortable with video, it’s worth considering partnering with someone who can shoot professional videos for you or leveling up your own video skills. Trust me—clients are expecting it more and more, and you don’t want to be left behind.
4. Drone Photography: New Regulations and How to Stay Ahead
I’ve been flying drones for real estate photography for years, and while it’s an incredible tool to have in your kit, I think we’re going to see stricter regulations around drone usage in the coming years. Whether it’s privacy concerns or safety issues, I believe drone laws are about to get tighter.
This could include anything from requiring more insurance coverage for commercial drone operators to additional FAA certifications. As a drone pilot myself, I’ve already experienced some tense situations. Just recently, I was allegedly flying in Calabasas for a shoot, only to be stopped by LAPD and FBI agents who told me I was allegedly flying in a no-fly zone, even though DJI didn’t indicate it! With incidents like that, it’s clear to me that we’ll need to be more careful and stay updated on the latest regulations. If you don’t have your FAA Part 107 certification, now is the time to get it. The drone space is changing fast, and you’ll want to make sure you’re operating within the law while keeping your business protected.
5. AI-Generated Virtual Staging: A Game Changer for Empty Listings
Have you ever walked into a beautifully staged home and thought, “Wow, this is going to sell fast”? Staging makes a huge difference, but it’s expensive and time-consuming. That’s where AI-generated virtual staging is going to come in and shake things up.
Companies are already offering virtual staging services, but as AI gets more advanced, I believe we’ll see tools that allow photographers to virtually stage homes with just a few clicks. Imagine being able to add furniture, decor, and even adjust lighting in a home through AI software—making it look like a professionally staged home without the cost or hassle of actual staging.
For photographers, this is a huge opportunity. You’ll be able to offer virtually staged images as part of your service package, helping agents sell homes faster while keeping costs low. Virtual staging could be a game-changer, especially for empty listings that are harder to sell.
6. Increased Competition: Standing Out in a Crowded Market
As real estate photography becomes more lucrative and popular, I believe we’re going to see increased competition. Thanks to platforms like YouTube (and channels like mine!), more photographers are learning about real estate photography and diving into the industry.
With more competition, it’s going to be critical to find ways to differentiate yourself. Whether it’s incorporating new technology like AR/VR, offering premium video services, or even refining your personal brand and marketing, standing out will be key to staying successful.
I’ve been fortunate to grow my business in Los Angeles, but even here, I see the competition growing. It’s essential to stay on top of trends and continue delivering high-quality, innovative content to clients.
